Documents Required by the Immovable Property Commission of North Cyprus

Private Individuals

• Certified copy of the title deed
• Certified copy of the property site plan
• Certified copy of the applicant’s passport or identity card

All copies must be certified as true copies, either by an authorised certifying officer or at the IPC when the application is submitted.

Affidavit Requirement for IPC Applications

Every application to the Immovable Property Commission of North Cyprus must include an affidavit. The affidavit must be sworn at the Commission.

• by the applicant personally, or
• by an authorised representative acting under a special power of attorney
• The affidavit must follow the official format prescribed by IPC legislation

Property Registered in the Name of a Deceased Person

• Applications may be made by the legal heirs
• A declaration of legal heirs must be obtained from the village chief (muhtar) of the village where the deceased resided

Applications Submitted by a Representative of the Legal Heirs

• The power of attorney authorising the representative
• Certified copy of the representative’s passport or identity card

Proof Required by the Immovable Property Commission of Northern Cyprus

The applicant bears the burden of proving, beyond reasonable doubt, that:

• The property claimed is accurately identified
• The property was registered in the applicant’s name before 20 July 1974, or in the name of a deceased person, and the applicant is their legal heir. No other person has a competing legal claim to the property. The compensation claimed reflects, the market value of the property as of 20 July 1974, and compensation for loss of use and non-use of a home, where applicable. Also, the property was not subject to a mortgage, seizure, or court order before 20 July 1974

Company Applications

If the application to the Immovable Property Commission of Northern Cyprus is made by a company, the following must be provided:

• Certificate of incorporation
• List of directors
• List of shareholders
• Registered office address
